Home technology

Reliable technology that works quietly in the background.

Technology at Burnham Waters has been integrated from the outset to support security, connection and peace of mind , without requiring residents to manage complex systems or change how they live day to day. Everything is designed to be reliable, discreet and easy to use.

Rather than adding technology later, core systems are built into every home and across the village, ensuring consistency, resilience and long-term support.

  • High-speed fibre-optic connection Every home is connected to the village's fibre-optic network, providing fast, reliable broadband to support video calls, streaming, online services and future digital needs.
  • Video entry system Allows residents to see and speak to visitors at the door before opening, adding reassurance without affecting the feel of the home.
  • Intruder alarm system A professionally installed alarm system is included in every home as standard.
  • Smart door locks Secure, easy-to-use access control integrated with the home's entry system.

Optional fall-detection system

Supportive technology, if and when you want it.

If you would like additional reassurance, an optional fall-detection system can be added to the home.

Burnham Waters offers the Nobi smart lamp, a discreet fall-detection system designed to monitor movement patterns and alert nominated contacts if a fall is detected. The system is resident-controlled and can be introduced at any stage, either at purchase or later.

Sustainability & energy efficiency

Built responsibly, with the future in mind.

Sustainability at Burnham Waters is based on practical, long-term thinking – reducing energy use, supporting lower running costs and creating a village that is efficient to manage over time.

Community infrastructure & connectivity

Infrastructure designed for modern living

This includes village-wide fibre connectivity, estate lighting, CCTV coverage across shared areas, and shared systems designed to evolve as the development grows. The aim is to ensure the village remains secure, connected and straightforward to manage over the long term.
