Buying a home

What is the ‘exchange of contracts’ process?

The buying process follows the same steps as purchasing any other home. We can provide a list of local solicitors familiar with Burnham Waters, although you’re free to use any solicitor you choose.

Once your solicitor is instructed, our solicitors will liaise with them to progress the purchase. When all parties are satisfied, you pay a 10% deposit and contracts are exchanged. This is also the stage at which any home customisations are finalised.

How long will it take to complete?

Completion times vary depending on whether you’re buying a completed home or reserving earlier in the build programme. If your purchase depends on selling your existing home, deferred completion dates may be available and are handled on a case-by-case basis. Our aim is to make the process as smooth and stress-free as possible.

Do you offer part exchange?

Part-exchange plans have not yet been finalised. Updates will be shared once arrangements are confirmed.

Inheritance and resale

What happens if my home is inherited by someone under 55?

Only people aged 55 and over can live in the bungalows. If a beneficiary is under 55, they would not be able to reside in the home. In this situation, there is an intention to offer a buy-back option; alternatively, the home can be sold on the open market.

Living at Burnham Waters

Is Burnham Waters a care home or assisted living scheme?

No. Burnham Waters is a private residential village for independent living. No medical, nursing or personal care services are provided as part of the development.

Who can live at Burnham Waters?

At least one purchaser must be aged 55 or over.

Are pets allowed?

Yes. Pets are welcome, subject to a pet policy designed to ensure a comfortable and safe environment for all residents.

Can family and friends visit or stay?

Yes. Family and friends are welcome to visit and stay in your home.
 

Medical & future services

Where will qualified medical staff be recruited from?

Where services are provided, staff will be recruited locally within Maldon District where possible, or from further afield if required. All staff will hold appropriate qualifications, with ongoing training provided.

Services charges & costs

Is there a service charge at Burnham Waters?

Yes. A service charge applies to all homes and contributes to the maintenance, management and shared services across the village. Residents are able to view the service charge accounts so you can see exactly what’s included and how costs are managed.

How much is the service charge?

Service charges vary by bungalow type. The current monthly charges* are:

These charges are fixed for 10 years from 1 November 2023, providing long-term cost certainty.
 

What does the service charge include?

The service charge contributes to shared services and village upkeep, including:

  • 24/7 Site-Warden
  • Estate management and administration
  • Site entrance CCTV
  • End-to-end fibre-optic network infrastructure*
  • Maintenance of landscaped communal areas
  • Subsidised electric bicycle scheme
  • Estate roads, footpaths and lighting
  • Electric minibus service
  • Utilities in communal areas
  • Access to an electric car-share scheme
  • Village cleaning
  • Subsidised fitness centre membership

Internet connectivity, service and technical support are provided separately at a current charge of £50+VAT per month, maintained at rates competitive with BT and the wider market at that speed.

Will the service charge increase?

The current charges are fixed for 10 years. After this period, charges may be reviewed to reflect actual costs. Any changes will be managed transparently and in line with residents’ legal rights.

What isn’t included in the service charge?

  • Council tax
  • Utilities within individual homes
  • Home insurance
  • Individual home maintenance
  • Internet subscription

The homes

Are the homes freehold?

Yes. All bungalows at Burnham Waters are sold freehold.

Do the homes come with a warranty?

Yes. Every home is covered by a 10-year Build-Zone new-home warranty.

Can I personalise my home?

If you reserve a home off-plan, you can choose from a selection of finishes, depending on the build stage. These include kitchen door styles and colours, worktops, vinyl plank flooring options, bathroom and shower tiles, and appliance upgrades.

Do the bungalows have garages?

No. The bungalows do not include garages. Each home has a minimum of two parking spaces per plot. The layout prioritises open space, ecology and landscaping. Each bungalow includes integrated storage for gardening equipment, plus a separate bike and bin store.

Utilities & technology

Can I choose my energy supplier?

Yes. Homes are sold with an existing energy supply in place, but owners are free to change supplier in the usual way.

Can I choose my broadband provider?

Homes are connected to the village fibre-optic network, supporting speeds of up to 1000Mb and other village services. Internet service is charged separately at £50 per month and maintained at rates competitive with BT.
