Burnham Waters began with a clear intention: to create something that felt fundamentally different from standard retirement housing.
Rather than a collection of buildings or an adapted housing model, the focus was on planning a clearly defined village – a place that feels private, well considered and reassuring, without being restrictive or over-managed. The aim was to support independence and long-term liveability, while creating an environment that feels settled and genuinely residential.
This thinking underpins the entire development, shaping both the layout of the village and the design of the homes themselves.
The design approach at Burnham Waters focuses first on creating a place that feels calm, legible and well balanced, The layout, landscaping and pedestrian routes have been carefully planned to create a village environment that feels open without feeling exposed, and structured without feeling rigid.
Equal importance has been given to the spaces between homes. Green areas, pathways and sightlines help create a sense of rhythm and breathing space, encouraging movement, interaction and a feeling of arrival as you move through the village.
The result is an environment that feels established and considered – somewhere designed to be lived in comfortably over time.
At Burnham Waters, the intention was to move away from the idea of retirement housing as blocks, units or schemes. Instead, the village is made up of individual bungalows – real homes, each with its own layout, outlook and sense of space.
The emphasis is on creating places that feel familiar and personal, where residents can settle in, make their own choices and feel comfortable calling home. Variation in layout and design helps avoid repetition and gives the village a more natural, established character.
At the same time, thoughtful planning and practical design ensure the homes continue to work well as needs change, without feeling specialised or prescriptive.
Burnham Waters has been planned as a long-term village rather than a one‐off development, From the outset, the intention has been to think beyond individual phases and consider how the wider place will function and mature over time.
This long-term approach shapes decisions across the development – from layout and infrastructure to landscape, technology and management – helping ensure Burnham Waters remains cohesive, well considered and practical as it evolves.
Burnham Waters is being developed by The Waters Project, a UK-based residential developer focused on creating well‐planned communities rather than short-term schemes.
