Stamp Duty Saver

This scheme is available on selected plots at Burnham Waters only, subject to status and availability.

Burnham Waters agrees to cover the additional stamp duty cost of £2,500 for reservations taken between 1^st April 2025 and 30^th June 2025. 

This scheme cannot be used in conjunction with any other scheme/offer - unless specified in writing by the Burnham Waters team to the purchaser.

Tailored Window Dressings

This scheme is available on selected plots at Burnham Waters only, subject to status and availability.

Window dressings package available up to a maximum of £4,000.

This incentive cannot be used in conjunction with any other scheme/offer - unless specified in writing by the Burnham Waters team to the purchaser.

Purchasers are required to meet the lender’s mortgage eligibility criteria – if applicable.

Burnham Waters reserves the right to withdraw or alter the terms of this offer at any time prior to the payment of a reservation fee.

The Assisted Move Service

This Assisted Move scheme is available on selected plots at Burnham Waters only, subject to status and availability.

This scheme cannot be used in conjunction with any other scheme/offer – unless specified in writing by Burnham Waters at the point of reservation.

Purchasers are required to meet the lender’s mortgage eligibility criteria – if applicable.

Burnham Waters reserves the right to withdraw or alter the terms of this offer at any time prior to the payment of a reservation fee.

Burnham Waters will instruct The New Homes Group and/or local estate agent/s to undertake an independent valuation and to provide marketing advice for your current home, before we make you a proposal on a marketing price for your home. The realistic sale price may be lower than an initial marketing price and is based on a sale within a specified timescale fixed by us. You will make the final decision on the price at which the property is marketed. However, Assisted Move will not be available if the price at which you wish to market your current home is higher than we think is realistic or the timescale is too long.

Should the transaction proceed to legal completion, any fees and commission for appointed estate agent/s on the Assisted Move scheme will be met by Burnham Waters – if agreed in writing at the time of your reservation. Should either party withdraw from the transaction, but you continue to sell your home to any party introduced to your property by our appointed estate agent/s during the period of our instruction, and any such sale proceeds to legal completion, you will be responsible for the relevant agent’s fees (including VAT).

Any agent fees (including VAT) that may have been incurred by you prior to our agreement with you will remain your responsibility. You agree that Burnham Waters has no liability towards any such costs or charges.

You must agree:

• No party is currently negotiating to purchase your current home
• No introduction has already been made by another party
• Not to instruct another estate agent to sell your current home

Recommend a Friend

Recommend a Friend is available on selected homes and for new reservations only. The bearer and the referrer will each be gifted a £500 voucher for a choice of local and national retailers, which will be paid once the ‘recommender’ and the nominated friend or family member have both legally completed on their property purchases at Burnham Waters. Your details as the referrer need to be identified on your friend/family members first visit to the development.
