Revised plans for Burnham Waters: care home relocation and new affordable housing plans
In a recent development concerning the future of the Burnham Waters project, changes have been announced, impacting the proposed care home and affordable housing units.
Initially, plans for Burnham Waters included a care home situated in the central area of Phase 1. However, this plan has undergone a revision. Despite efforts, over 25 housing associations declined interest in purchasing 50 affordable units initially proposed. This setback led to a strategic pivot in the project's direction.
In a positive turn of events, Chelmer Housing Partnerships has stepped in, agreeing to purchase 20 one-bedroom units. These units will be housed in a dedicated apartment complex, necessitating the relocation of the care home to accommodate this new arrangement.
This shift has prompted a revised planning application, transforming the intended care home into two separate apartment complexes. Consequently, the care home will now be part of a later phase in the project. This direction was proposed after extensive discussions with Maldon District Housing and Planning Departments, largely influenced by the challenge of finding a housing association buyer for the initially approved units.
Despite these changes, the care home remains an important component of Burnham Waters broader vision and will be seamlessly integrated into future plans. Moreover, Phase 2 of the project brings a promising addition – the introduction of more affordable housing options. Phase 1 focused on apartments at the request of the Council, whereas phase 2 will include 17 bungalows, at the request of both the Council and Housing Association given the increase in demand for housing of this type.
Collaboration with Chelmer Housing Partnership (CHP) is a key aspect of this revised plan, emphasizing the importance of meeting community needs and preferences. As the project progresses, the focus remains on creating affordable and desirable housing options for residents.
The Burnham Waters development team acknowledges the frustration and disappointment this change may bring to some people. However, these decisions are made with the community's best interest in mind, ensuring a balanced and sustainable development for the future.
