
New stamp duty incentive available for homebuyers attending Burnham Waters event on Saturday 26th April 2025
On Saturday 26th April, the lifestyle retirement village Burnham Waters in Burnham-on-Crouch, will be hosting an open house event. Interested purchasers are invited to visit the development, explore the new homes available and to find out more about the development’s new stamp duty saver incentive – which will be available for reservations taken at the event.

The new stamp duty saver incentive has been introduced by Burnham Waters, to help mitigate the impact of the recent stamp duty increase, for its purchasers.
Stamp duty changes
On 1st April 2025, significant stamp duty changes came into effect. The thresholds for Stamp Duty Land Tax (SDLT) in England and Northern Ireland were adjusted. As a result of the change of stamp duty, home movers now face paying a higher amount of stamp duty, when buying their next home.
The stamp duty saver
The stamp duty saver incentive will see Burnham Waters offer to pay the difference, so that purchases are not negatively impacted by the recent changes in stamp duty. For a limited time, purchasers reserving a new retirement bungalow at Burnham Waters in Essex, will not incur any additional stamp duty costs – instead, these additional costs will be covered by Burnham Waters itself*.
This new incentive will be available to new purchasers for a limited time only.
